Greenfield Office Park was a meticulous and transformative project that breathed new life into a historic townhouse located in Boston's historic Beacon Hill neighborhood. Built in the late 1800s, this townhouse, with its rich history and unique character, required careful attention to detail to preserve its original features while upgrading the property to meet modern living standards. The renovation successfully merged the charm of the past with the conveniences of today, making it a standout example of heritage preservation and modernization.
The project commenced in January 2022 with a comprehensive assessment of the existing structure. Given the age of the townhouse, our team conducted detailed inspections to understand the building’s condition and identify areas requiring restoration or upgrading. Collaborating closely with heritage preservation experts and the Anderson family, we developed a renovation plan that honored the historical significance of the building while integrating modern amenities.
Led by renowned architect Jonathan Williams, our design team crafted a renovation plan that carefully balanced historical preservation with contemporary living. The design aimed to maintain the townhouse’s original architectural features, such as the intricate woodwork, vintage hardwood flooring, and period-specific windows, while updating the kitchen, bathrooms, and living areas for modern functionality. The proposed design was submitted to and approved by Boston’s Historical Commission in March 2022, ensuring compliance with all heritage conservation regulations.
Given the building’s age, structural reinforcement was a crucial aspect of the renovation. Between April and June 2022, our engineers reinforced the foundation and key structural elements, including load-bearing walls and beams, to ensure the townhouse’s long-term stability. This phase was particularly challenging due to the need to work within the constraints of the existing structure without compromising its historical integrity.
The restoration work focused on reviving the townhouse’s original features. Skilled craftsmen were brought in to restore the intricate moldings, refurbish the original oak floors, and repair the period-specific windows. Simultaneously, the home was modernized with state-of-the-art electrical and plumbing systems, energy-efficient heating and cooling, and smart home technology, all seamlessly integrated to maintain the aesthetic of the historic interior. This phase lasted from July 2022 to February 2023.
In March 2023, the final touches were added, including custom cabinetry, period-appropriate fixtures, and bespoke furniture to complement the townhouse’s historical character. After a thorough final inspection, the project was completed in April 2023, and the Anderson family was presented with a beautifully restored home that marries the charm of the past with the comforts of the present.
